How Long Asphalt Shingles Really Last in Texas Heat

San Antonio sun, hail, and humidity all push asphalt shingles harder than the spec sheet promises. Here is what we actually see on Texas roofs.

Most asphalt shingle manufacturers print a 25 to 30 year warranty on the wrapper. In San Antonio, that number is a ceiling, not an average. Heat cycling, UV exposure, and hail seasons all compress the real lifespan.

§What we see on Texas roofs

Across the inspections we run each month, three-tab shingles tend to look tired around year 12 to 15. Architectural shingles hold up better, often pushing 18 to 22 years before granules thin out and edges curl. The roofs that outlive the average always share two things: clean ventilation and clean flashings.

  • Curled edges near south-facing slopes show UV fatigue.
  • Soft spots near vents almost always mean the underlayment is gone.
  • Hail bruising can hide for months before leaks appear.

§When repair beats replacement

If your roof is under 12 years old and the damage is localized to one slope or a few courses, a clean repair is usually the right call. We document everything with photos, write a transparent scope, and walk you through whether an insurance claim is realistic.

Texas roofs rarely fail from age alone. They fail from neglected flashing and unbalanced attics. Fix those two and you buy yourself five extra years.
